If you have ever shopped for a new car, you will have noticed that the dealer is very eager for you to test drive the vehicle you set your eyes on. He wants to to imagine owning this brand new car, that feels and smells better than the current one you own. The reason is that you are then more likely to purchase the car.
Flowers add a nice touch to any room, and are an important element of home staging.A backlit room with the window in the shot is my favourite kind of light.While the light is not as interesting from this angle, I chose to show the room from another angle.I felt I needed to show a closer look at the dining table in the corner.I don’ understand why people have the lights on in the middle of the day in some real estate photographs. You don’t do that in real life. But I do understand the desire to show what the place looks like at night. We closed the blinders so that the main lighting source in the room was the artificial lights. Why not apply the same psychology when selling a property? Having a place refurbished and well staged will make the viewers imagine what it would be like to Iive in such a nice place. It is very likely to look and feel better than the property they are currently renting. Who doesn’t want to move up the property ladder?
The kitchen is an important selling point for a property you want to live in. It is located downstairs in this property, along with the living room, as you can see from the picture.The kitchen is wider than deep, so I had to take two photographs to show the right and left sides.
Now you need to get prospective buyers to visit your property. The more viewings you’ll have the more likely you are to get a good offer for your house or flat. This is where the photography comes in.
Now moving upstairs, I had to show the lovely view from the main bedroom.We were fortunate to get some blue skies on the day of the shoot. Professional photographs will make your listing stand out online, where people search for properties to visit. And given the sums of money involved in property transactions, the cost of photography is really minimal.
Also upstairs, the second bedroom, here used as an office.
The potential benefits to the owner in getting a better offer and/or selling their property faster far outweigh the cost of hiring a professional photographer.
Given the layout of the upstairs bathroom, I couldn’t really show it all in one photograph. This is the view from the door.And this is the view from the shower .
For example, the property featured on this blog was bought in 2002 for £88’000 according to Rightmove. It was listed this past August, for offers over £245’000. And it was under offer in about a week.
